Housing for people over 55

Extra care housing (also known as Independent Living) provides similar facilities and accommodation to sheltered housing,

You'll retain your privacy and live as independently as possible, but also get help with personal care and household chores.

There are a number of housing options available for older people. If you want independent advice, you can contact The Elderly Accommodation Counsel.

Check if you're eligible 

Extra Care housing is available to people who: 

  • live in the borough of Sutton
  • are at least 55 years old 
  • have had a care needs assessment that found you need 5 hours or more care and support
  • have a dementia diagnosis
  • have mobility difficulties relating to frailty

Property features and shared facilities

Each property is self-contained with:

  • kitchen
  • lounge
  • bedroom
  • safety and security features
  • lifts 
  • assisted bathing facilities
  • a community alarm
  • assistive technology

You will sign a tenancy agreement for an unfurnished property, so you'll need to supply all essential items including carpets, curtains, furniture and kitchen equipment.  

Shared facilities

Some properties have shared facilities such as:

  • laundry rooms
  • hairdressers
  • communal living rooms
  • guest bedrooms
  • gardens  

The 3 locations in Sutton also have onsite activities so residents can get to know each other and meet new people.

Additional services

Some locations may have additional services such as:

  • a cafe
  • lunchtime meals 
  • an on-site day care service

Housing management

You’ll have a housing officer or court manager on site, that deals with maintenance. They help with: 

  • getting new tenants settled in 
  • contacting local health, support and leisure services on your behalf 
  • setting up on-site social activities
  • providing advice and support with any housing related issues

On-site care and support

Your care and support needs will be handled by the on site care team. 

The care team is available 24 hours a day, all year round.

The amount of care and support you need will be set out in your agreed support plan. The care team will then agree with you how this will be delivered. 

Depending on your social care plan, you may have the option of having a direct payment and arranging your own care.

Paying for extra care housing

You will be responsible for paying the rent and council tax.

A service charge is included with rent which usually covers things like:

  • fuel charges
  • cleaning and maintenance of shared areas and gardens

You might be able to claim Housing Benefit to pay towards the cost of your rent.
